We will ensure that all of the external components of your are  home protected from weather and pest infestations.


Our expert team will check and confirm that all exterior outlets are properly sealed from weather and rodents as well as ensure that all caps, screens and flappers are operating properly.


We will also inspect the concrete surrounding your home for cracking and spalling, which can lead to issues with your foundation as well as flooding in your home’s basement or crawlspace.

Lastly, our team will take a look at your doors and windows to make sure they are properly sealed and check your siding and exterior finish.


Not all exterior issues happen outside of your home. That’s why our team at Residential Maintenance Services will inspect your attic as well.


We will look for cracks on your roof’s sheathing, sagging decking between the rafters and leaks around the vents, chimneys and other holes to the outside.


We also take a look to see if there is any condensation within your walls and ensure that your attic is tightly sealed and properly ventilated. Speaking of ventilation, our team will confirm that your bathroom and kitchen exhaust fans are properly ventilating as well!


Finally, we check your attic for disturbed insulation.


Heading back to the outside of your home, our team at Residential Maintenance Services will inspect your roof annually for missing or damaged shingles, poor or inadequate caulking and nail pops.


If you have a flat roof, we will check to make sure the roof membrane has not been compromised as well as look for standing water and sheathing “softness”. Our team will also take a look at the condition of your parapet walls.


For conventional roofs, we’ll inspect the condition of the flashing, eavestroughs and drains, chimneys and vents.

A Custom Plan to Suit Your Home

RMS offers a pre-scheduled service program that allows our technicians to service these items proactively, thereby identifying minor issues before they become major repairs.


We understand that every Edmonton property is different, so we are proud to offer unique plans based on your requirements!

  • Quarterly: These services are performed four times per year on a seasonal basis and include a comprehensive list of items requiring attention.

  • Semi-Annual and Summer: This hybrid program offers twice-yearly service of your home’s most important interior items in the spring and fall as well as a summer inspection of your home’s exterior.

  • Semi-Annual: Best suited for townhouses and similar homes, this package includes a twice-yearly service performed at spring/summer and fall/winter intervals.

  • Condo: Our condominium program includes twice-yearly services on a made-to-measure basis performed at spring/summer and fall/winter intervals. This package only includes interior and emergency services.
